Miami Title Insurance Lawyer
Norma Echarte & Associates provides comprehensive title services for real estate transactions in South Florida, from a search for property liens or defects to issuance of title insurance.
In addition to over 20 years of experience with residential closings, real estate lawyer Norma Echarte is an authorized agent for several major title insurance underwriters. After conducting a thorough title review to assure you (the purchaser) of clear title to the property, she will issue a title insurance policy to further insulate you from subsequent claims or conflicts.
Our boutique law firm serves buyers of single-family homes, townhouses and condominiums in Miami-Dade, Broward and Palm Beach counties. Our full-service real estate practice covers purchase agreements, title services, closings and legal disputes.
We are committed to upholding ALTA’s 2015 Best Practices — the most recent industry standards for title insurance.
Confidence of Clear Title to property
The issuance of title insurance provides assurance to the purchaser and lender that you are acquiring the property without claims, liens, mortgages or other encumbrances that would affect title or create a claim against the property.
Ms. Echarte offers full title review prior to closing and issuance of the title commitment:
- Searching for liens, encumbrances and other matters of record
- Reviewing the property survey for easements, encroachments or defects with the land
- Analyzing unresolved lawsuits, injunctions or legal actions
- Identifying open permits issued by the city or county
- Identifying any taxes due on the property
- Obtaining documents from the condominium/homeowners association
If there are unacceptable encroachments or defects with the property, we will advise you on the options available under the circumstances.
For more than 20 years, Norma Echarte has been an approved agent for Attorneys’ Title Fund Services, LLC (The Fund), the largest title underwriter in Florida. She is also a longtime agent for Chicago Title Insurance Co. and Old Republic National Title Insurance Co. She can issue an owner’s title insurance policy and, if required in a financed transaction, a simultaneous lender policy.
Ms. Echarte goes beyond the documents provided by underwriters, drawing on her in-depth knowledge to closely inspect things that may appear correct on the surface. For example, the high number of foreclosures in the past decade demands additional proof that the mortgage was paid off and the property you are buying is not encumbered by liens.
